AM Living was founded in 2012 by Matthew Willcock who after starting to invest in HMOs in 2011, understood that there were no specialist provider in the region to provide management.
Since then AM Living has grown, but customer service to our landlords and tenants will always come first. This is why we have been the number one choice for student and shared house tenants since 2012.
We started offering our management service to other local landlord in 2019 and have grown from strength to strength since then. Growing as a business always mean providing more and better services and working with new landlords enables us to do this.

Our tenant find service is 50% of the 1st months rent
Single Let management fees are 8% per calendar month on rent
Student HMO management fees are 10% per calendar month on rent
Professional HMO management fees are 12% per calendar month on rent
We charge a 20% of total costs fee for any bills or maintenance we solely manage on behalf of the landlord (e.g. managing a light refurbishment)
VAT is applicable to our fees from 04.04.2022
